Sure, the good deals are always abundant when i'm in "forced sell" mode.

But, for me things like electrical entrance, well, septic, and driveway have to come first for now.

I figure the economy will improve and prices will take off just about the time i can afford to start buying again. But, that's ok as long as things get better.

I think it's gonna be a roller coaster ride for sure. We have to take full advantage of the peaks and be well prepared for the dips.

Hope, and optimism are still free. Properly applied they can be powerful tools.

True ! But one thing keeps staring me in the face. $15 trillion dollar deficit.. That is what is going to take forever it seems to get under control now.

To put it in perspective though, for the nation that amount is about equal to buying a pretty cheap house. Some spending cuts and doing away with tax loopholes would take care of it in 10-15 years. Problem is getting our lard-ass politicians (both parties) to do it.

You guys have forgotten to add in the unfunded SS and Medicare/aid liabilities, personal and corporate indebtedness, interest on all of the above if rates rise, demographics, peak oil, etc. We have made promises we can't keep and pulled forward demand we can't pay for-- to the tune of $60T or so; throw in a little irreparable environmental damage and global warming while you're at it.
